Gurgaon Circle Rates 2013-2014

Gurgaon consists of five revenue zones namely:  Gurgaon, Manesar, Sohna, Farukhnagar and Pataudi.

 

In the recent news the district administration of Gurgaon increased circle rates for residential and commercial properties in Gurgaon.

 

The increase in the circle rates of land and plots across residential, commercial and industrial areas in Gurgaon will directly affect the market value of the properties in Gurgaon.

 

What is circle rate?

 

Circle rate is the minimum rate defined by all state governments at which a property can be bought or sold. Circle rates put a check on speculation of property prices. Within a state, there are different circle rates for different cities and within a city, circle rates vary according to the locality.

 

Circle rates have not only been increased for residential and commercial properties in Gurgaon but also for institutional and industrial areas. 

 

With the rise of circle rates, Government gets more transparency in checking the flow of unaccounted money. Furthermore, it also leads to increase in property prices for both residential as well as commercial properties.

 

A revision also affects the calculation of a developer or the builder in Gurgaon. For them, the land cost increases as per the circle rate. This, in turn, increases the purchase cost for developers, who would increase the price of Apartments / Plots / Villas to recover costs.

 

Higher circle rates lead to high cost of registration of properties in Gurgaon as Buyers need to spend more on stamp duty. In other words, whenever you need to invest in properties in Gurgaon it is necessary to understand the circle rates of that particular area and its implication on the property prices.
